In an official ceremony this morning, developer SCG America celebrated the start of construction for Perla on Broadway, a 35-story mixed-use development located in the Historic Core of Downtown Los Angeles.
The project, located at 4th and Broadway, will consist of 450 for-sale condominiums seated atop 7,000 square feet of ground-level retail and restaurant space. Residential units will range from 400 to 1,300 square feet in size, with sales prices starting in the $400,000s in Spring 2018.
Slated for completion in 2020, Perla is billed as the first residential high-rise built within the Historic Core in over a century. Architecture firm CallisonRTKL is designing the building, which features a slim tower structure protruding above a mid-rise podium. It features ornate wrought iron grilles and vintage railing, echoing the appearances of adjacent historic structures.
Interior designs were handled by Hirsch Bedner Associates, with plans calling for an Art Deco lobby featuring a four-story inner atrium.
Amenity decks at both the podium and roof levels, with features including a swimming pool, a dog walk, a fitness center, WeWork offices spaces and a media room.
Completion in Perla is expected in 2020.
SCG America is a subsidiary of Shanghai Construction Group. Other Chinese firms have focused their efforts on South Park and the blocks surrounding L.A. Live.
